The Homesys Story

It started in 2003 with a single bungalow project in Wembley, London—a stone’s throw from the stadium.

No team. No proven system. Just the future founder, a fathers backing, a set of plans, and the steep learning curve every first-time developer faces: dealing with planning officers, coordinating unreliable trades, managing budgets that seemed to change weekly, and constant hurdles.

Sound familiar?

But here’s what separated that experience from most: we didn’t just survive it—we systematised it.

Over the next 15 years, the lessons kept coming, away from property altogether:

By 2018, the property management side took off. By 2019, Homesys was officially formed as an entity.

Then Covid hit in 2020. While the world locked down, we doubled down—sourcing properties for investors from London to County Durham, travelling thousands of miles, and learning one of the toughest lessons in property: you can’t be an expert everywhere.

Spreading thin across multiple regions dilutes your knowledge. The goldmine areas—where you know the agents, the streets, the planning patterns, the realistic refurb costs—those are where you win. Everywhere else, you’re guessing.

So we refocused.

In 2022, we pivoted hard: development and assisted sales out of London, concentrating on the Midlands where our expertise was genuine, not theoretical.

The proof came with the Moseley project—a major remodel development in Birmingham that started September 2022 and completed handover in December 2024. Not just finished, but delivered to the standard that clients expect when they trust you with six figures of their capital.

Along the way: multiple assisted sales completed (including the Finchley property that achieved £150k over the expected £1.3m), more investment deals sourced and structured, and over 1,000 investors consulted.

2018-2019

Property Management Takes Off & Company Formed

After years of hands-on experience, the property management side officially launched in 2018. By 2019, Homesys Property Solutions was formed as an official entity. Focus: helping property investors with management, sourcing, and avoiding the mistakes most first-timers make.

2020-2021

Covid, Sourcing & Hard Lessons About Geography

When Covid lockdown hit, the founder doubled down—pumping all resources into learning development properly and sourcing properties for investors across the UK, from London to County Durham. The reality: thousands of miles travelled, tough lessons learned, and one critical insight gained—spreading too thin across multiple regions dilutes expertise.

2022-2024

Pivot to Development & The Moseley Project

Refocused: development and assisted sales out of London, concentrating on the Midlands where true market knowledge existed. Completed multiple assisted sales including the Finchley property that achieved £150k over the expected £1.3m. The defining project: A major remodel development in Moseley, Birmingham—started September 2022, handover completed December 2024.
