Assisted Sales (Refurbish Then Sell)
What exactly is assisted sales, and how is it different from using an estate agent?
Homesys advises on and can manage value-adding refurbishment—such as kitchen updates, loft conversions or reconfiguration—before helping sell the improved property. This goes beyond listing a property in its current condition.
The sale success fee is payable only when the property sells. Refurbishment costs and project management fees are separate and set out in your written quote. Our clients typically achieve 5–10% higher sale prices than going directly to an agent.
My property is in poor condition and I have no budget for refurbishment. Can you still help?
Possibly, depending on the property and your objectives. Without a refurbishment budget, our options for improving the property are limited. We may suggest a discounted sale to a cash buyer or a minimal-cost staging package—deep cleaning, decluttering and professional photographs—for under £500. We will discuss which route suits your situation.
How fast can you sell my property after refurbishment?
Our standard assisted-sale timeline is 6–12 weeks from listing to exchange. An accelerated service targets 3–6 weeks using off-market cash buyers, typically at a price 5–10% lower. Auction is another option, often taking 4–6 weeks, with uncertainty over the final price. These are indicative timelines rather than guaranteed completion dates.
What if I refurbish with you but then decide not to sell?
You are never locked in. If you choose to hold rather than sell, you still benefit from a higher-value property. Our project management fee for the refurbishment would still apply, but the success fee on sale would not be charged.
Project Management for Development Builds
What types of projects do you manage?
Single-home refurbishments (kitchen, bathroom), loft conversions, rear or side extensions, full house renovations, and small-scale new builds. We do not manage large commercial developments or blocks of flats over six units.
How involved do I need to be?
You choose. Hands-off: we manage everything from architect coordination to contractor hiring to snagging. Hands-on: you approve key decisions and we handle the rest. Most clients prefer weekly updates and milestone approvals only.
How do you control budget and prevent overruns?
Three layers: 1) A fixed-price contract with trusted contractors after competitive tender, 2) A contingency fund (typically 10% of build cost) for unforeseen issues like asbestos or rot, 3) No variations without your signed approval and a budget impact statement. We also hold 5% retention until snagging is complete.
What happens if a contractor abandons the site or goes bust?
This is rare with our approved network, but we have a crisis protocol. We secure the site, quantify losses, and bring in a replacement contractor from our bench within 7 days. If the original contractor was our recommendation, we cover the cost of changeover up to 5% of the contract value.
Pricing & Fees
How much does assisted sales cost?
The sale success fee is 1.5–3% of the achieved sale price, depending on property value. If the property does not sell, there is no sale success fee.
Where refurbishment is needed, a separate project management fee of 10–15% of the refurbishment cost applies. We provide a written quote before work begins.
How much does project management cost?
We offer three models: a percentage of build cost, typically 10–15%; a fixed fee, from £5,000 for a small refurbishment to £30,000 or more for a full development; or a day rate of £400–£600 plus expenses. We usually recommend percentage or fixed fees for cost predictability.
Can you give an example of total cost for a typical project?
Illustrative example: a property valued at £300,000 has a £20,000 kitchen refurbishment and subsequently sells for £350,000. At a 15% project management fee, that fee is £3,000. A 2% sale success fee is £7,000.
Homesys fees total £10,000. After those fees and the £20,000 refurbishment cost, the illustrated net sale proceeds are £320,000.
For comparison, an as-is sale at £280,000 with £4,200 in estate-agent fees would leave £275,800. The difference in this example is £44,200.
These are hypothetical figures, not a valuation or guaranteed uplift. The comparison excludes mortgage repayment, finance costs, taxes and other transaction costs.
Do you offer financing for the refurbishment part?
We do not lend directly. We can introduce you to bridging finance providers and renovation loan specialists, and we do not receive commissions from these introductions. The indicative bridging interest range in our service information is 0.5–1.5% per month; actual rates, fees and eligibility must be confirmed with the provider.

What types of properties do you work on?
Houses (freehold) and flats (leasehold with 85+ years remaining). We work across England, Wales, Scotland, and Northern Ireland, though our partner network is strongest in England.
When should I NOT use Homesys?
Three scenarios: 1) You expect a top-market price but refuse any refurbishment spend, 2) You need to exchange contracts in under 2 weeks, 3) Your property is in severe disrepair with no budget for improvements. In these cases, we would be upfront that we cannot help or that expectations need to change.
Do you work with first-time property developers?
Yes, and we are well-suited for beginners because we manage the entire process. Many first-timers find value in our hands-off service. We do recommend a paid feasibility consultation (£500–£1,500) before committing to a full project management contract.
What does a bespoke joint venture involve?
It begins with understanding your objectives and the proposed project. Structure, contributions, responsibilities and terms are discussed individually. There is no standard investment offer or promised return on this website.

We provide a free indicative valuation range based on comparable sales. For a precise valuation that includes refurbishment recommendations and value uplift projections, we offer a paid Value Audit at £500–£1,500 depending on property size.
How quickly can you start?
For assisted sales with no refurbishment: within 48 hours of signed agreement. For projects requiring refurbishment: typically 2-4 weeks for planning and contractor tendering. For urgent situations (relocation, probate, financial pressure), we can accelerate to 1 week.

Do you work with everyone who contacts you?
No. We only take clients where we can add at least £20,000 in net value after our fees. If your property is already in perfect condition, priced correctly, and in a hot market, a traditional estate agent may be better and cheaper for you. We will tell you honestly if we are not the right fit.
